Home Intelligence • Vendor decision brief

A digital record of every member home

HFH can start with capture inside the existing mobile app, then add dedicated scanning when a property needs insurance, appraisal, CAD, BIM, or renovation-grade detail.

Phone pilot first No camera purchase required Dedicated systems kept as a separate tier Research updated July 2026
Recommendation

Start with the integration, not the camera

A $2,599 iGUIDE camera is hard to justify before HFH knows how technicians scan, what members value, and which files are useful after onboarding.

2

Test Apple RoomPlan beside it

RoomPlan has no per-scan platform fee and gives HFH its own parametric model. It requires a LiDAR-equipped iPhone Pro or iPad Pro and more engineering work.

3

Keep hardware as an escalation tier

Use iGUIDE for an authoritative onboarding package, Matterport for presentation, and engineering providers only when a renovation needs point clouds, CAD, or BIM.

i
“Works on an iPhone” and “embeds inside HFH” are not the same. CubiCasa and Apple RoomPlan support capture inside our app. magicplan, Twindo, and Matterport support useful connected workflows, but their capture experience remains in the vendor app unless a private enterprise arrangement says otherwise.
Two paths

Separate the pilot from the specialty work

The split keeps the comparison honest. Phone capture is an app product decision. Dedicated scanning is a field-service and procurement decision.

No dedicated hardware

Phone and tablet capture

Best for immediate testing, repeatable onboarding, and a future scan button inside the HFH mobile app.

  • CubiCasa offers embedded iOS and Android capture SDKs.
  • Apple RoomPlan is a native iOS framework and keeps the model under HFH control.
  • magicplan has an API and broad integrations, but not a public white-label capture SDK.
  • Canvas is now Twindo. It uses LiDAR iPhones and iPads, then returns professional CAD files.
Dedicated hardware or provider

Purpose-built capture

Best when the deliverable must support ANSI reporting, insurance workflows, polished tours, or renovation-grade design files.

  • iGUIDE uses its $2,599 PLANIX R1 or a local iGUIDE Pro.
  • Matterport Pro3 costs $3,995 and depends on hosted Spaces for the full interactive twin.
  • Arrival 3D, G&P, MYND Workshop, and Existing Conditions bring professional scanners and return CAD, BIM, or point clouds.
  • These services should be triggered by property need, not included in every first pilot.

No dedicated scanner required

Swipe the table on a phone or use the arrow buttons. The feature column stays pinned so landscape mode is not required.

Dedicated hardware or field provider

These options solve a different problem. They trade convenience and low cost for repeatability, formal deliverables, or engineering detail.

Provider notes

What each option is really good at

The grids show breadth. These cards explain the role each provider could play in an HFH operating model.

CubiCasa

Best first embedded pilot

HardwareiPhone or Android. LiDAR improves feedback but is not required.
IntegrationNative iOS and Android capture SDKs. Scan zip uploads to the Conversion API.
OutputDimensioned plans, square footage, 3D options, GLA, and CAD add-ons.
WatchEnterprise SDK terms, data retention, ownership, and exact wholesale pricing.

Apple RoomPlan

Best path to an HFH-owned platform

HardwareLiDAR-equipped iPhone Pro or iPad Pro.
IntegrationNative Apple framework wrapped into the Expo app. Requires an EAS build and app release.
OutputParametric room data and USD or USDZ files with dimensions.
WatchHFH must build floor-plan drafting, multi-floor handling, QA, storage, and correction tools.

magicplan

Strong connected field workflow

HardwareiOS or Android phone and optional Bluetooth laser measures or 360 cameras.
IntegrationPublic API and many workflow integrations. No public white-label capture SDK was found.
OutputFloor plans, reports, estimates, photos, exports, and Xactimate connectivity.
WatchSeat pricing and the separate vendor-app experience may not fit HFH onboarding.

Twindo

Formerly Canvas

HardwareLiDAR-equipped iPhone Pro or iPad Pro.
IntegrationScan in Twindo, then receive editable professional files. Public embedded capture terms were not found.
OutputFloor plans, measurement reports, CAD, and beta point-cloud-to-BIM workflows.
WatchCurrent pricing, API rights, and the impact of the Canvas-to-Twindo rebrand need sales confirmation.

iGUIDE

Best dedicated onboarding candidate

Hardware$2,599 PLANIX R1, or hire a provider through the iGUIDE network.
OutputANSI floor plans, 3D tour, PDF, SVG, DXF, DWG, RVT, and Xactimate ESX depending on package.
IntegrationOAuth, API tokens, project processing, downloads, and webhooks.
WatchPut ownership, hosting, offline use, bulk export, and provider service levels in writing.

Matterport

Best visual presentation

HardwarePhone capture is available. Pro3 costs $3,995 for more consistent LiDAR capture.
OutputHosted immersive twin, floor plans, MatterPak, E57, CAD, and BIM add-ons.
IntegrationViewer SDK, Model API, and enterprise tools.
WatchThe complete interactive twin stays on Matterport. HFH must archive independent exports at creation time.

Arrival 3D

Best nationwide engineering escalation

CoverageClaims all 50 states with Leica, NavVis, long-range, and drone capture.
OutputPoint clouds, CAD, Revit, IFC, BIM, MEP, meshes, and imagery.
PricingPublished residential planning range starts around $2,500 for LOD 200 work.
WatchOwnership and retention must be negotiated. No public project API was found.

G&P Associates

Best Northeast renovation specialist

CoverageNY, NJ, PA, CT, MD, MA, and Washington, DC area.
OutputFARO point clouds, AutoCAD, Revit, Rhino, SketchUp, MEP, and PDF documentation.
UseKitchens, full-home renovations, architect templates, and historic restoration.
WatchQuote-only pricing and no public API or ownership terms.

MYND Workshop

Best for high-end and historic work

CoverageTen US hubs with nationwide and international travel.
OutputPoint clouds, CAD, Revit, IFC, MEP, drone data, digital twins, and polished visual assets.
UseComplex sites, historic homes, facades, and visualization-heavy projects.
WatchQuote-only pricing, hosting terms, ownership, and current scanner fleet.

Existing Conditions

Technically strong, contract concern

CoverageNationwide through GPRS with FARO and Leica capture.
OutputPoint clouds, DWG, Revit, architectural, structural, MEP, GIS, and SiteMap.
ConcernPublished terms retain provider IP and give the customer a non-transferable internal-use license.
GateDo not select without replacement terms that allow member, contractor, lender, insurer, and software use.
Pilot plan

Prove the workflow on one real home

The first test should answer whether scanning creates a useful HFH property record, not whether a scanner can produce an impressive demo.

Recommended first test

1
Choose one owners’ property

Prefer a home with more than one room type, several doorways, and at least one difficult area such as stairs, glass, or an open plan.

2
Run CubiCasa on an existing phone

Use the standalone app first. Save the source scan, final plan, square footage, turnaround time, and total cost.

3
Take five reference measurements

Use a laser measure or tape across walls, doors, and a room diagonal. Record the difference from the delivered plan.

4
Test the integration contract

Request CubiCasa SDK access, sandbox credentials, API documentation, ownership terms, and a sample webhook-to-deliverable workflow.

5
Add iGUIDE only if the first record falls short

Hire a local iGUIDE Pro for the same home before buying hardware. Compare the files, accuracy, insurance value, and member experience.

Not part of the standard promise: phone LiDAR should not be sold as settlement monitoring, licensed surveying, structural engineering, or millimeter-level measurement. Those needs move directly to the engineering-provider tier.
